The official portal of your comunidad de propietarios: meeting notices, minutes, proxies for the junta and documents, in every owner's language. One agent per community prepares the drafts; the president confirms.
In use at Conjunto Señorío de Aloha, Marbella · 250 apartments · 5 buildings · 5 languages
The owner who will not attend signs a proxy under art. 15 of the Spanish Horizontal Property Act (LPH) and the proxy holder accepts it from their phone. The attendance register adds up ownership shares as they arrive and shows them as a floor ("≥"), never as an estimate.
How proxies workNotices, minutes and documents in Spanish, English, Swedish, French and Arabic. Every translation is labelled as one and the original PDF is one tap away. Legal texts are valid only in Spanish; the portal says so on every page.
A folder of PDFs, scanned or not, and the roster in Excel. The agent classifies and translates them and matches each document to its apartment; whatever does not fit lands in a review queue the president clears in an afternoon.
The community's agent drafts meeting notices, minutes from notes, notices in five languages and reminders, and chases unclaimed apartments. Everything stays a draft until the president confirms it. Legal responsibility under the LPH stays human, and every screen shows it.
No bank, no payments, no forum, no comments. The portal says what the documents say.
